Our Resident Engagement Strategy
The Building Safety Act is a law in England and Wales designed to ensure building safety. There are specific regulations for tall buildings—those over 18 meters in height or with 7 or more floors. While not all of our student residences fall into this category, some do. Traditionally, these laws are meant to strengthen the rights of homeowners within taller buildings or long-term leaseholders. However, there remains applicability to the student sector.
Our Resident Engagement Strategy focuses on achieving three main goals:
- Informing residents on relevant building and fire safety issues
- Providing relevant information to help residents stay safe
- Empowering residents to take proactive steps and assist in maintaining safety for all
We are confident in the safety of our buildings and encourage your feedback about any property-related concerns or aspects covered by the Act, including:
- Electrical Safety
- Fire Safety
- Structural Safety
- Behavioural Safety
Engage
We will engage with you through our website, via email and on our social media channels; ensuring that information is always accessible. For matters that require in-person communication, we will reach out to you directly.
We will update you on how we are ensuring your safety and outline our response if any issues arise.
If there is a matter related to the Act affecting the building, we will notify you via our digital channels, explaining the impact on you and what we are doing to ensure your safety.
Inform
Throughout the year, we perform safety-related maintenance in our residences, such as fire door inspections or emergency light testing, which generally won’t affect you. However, some tasks might cause minor, temporary disruptions or require access to your room.
We will only notify you about safety work that directly impacts you and will provide timely updates in emergencies.
You will be informed directly if:
- Work is needed in your room
- Communal area work might disrupt you while you’re in your room (e.g., kitchen or corridor)
For larger projects causing significant disruption, we’ll work with you to minimise impact by:
- Scheduling major work during holidays
- Offering alternative locations during the work
Empower
We provide you with all the necessary information to keep yourself safe in our residences. Additionally, there are numerous channels available for addressing any questions or concerns you may have regarding residences safety. This includes:

Responsibilities
We, the University, and you, the resident, need to take responsibility. Your behaviours and actions can affect the safety of the building and you may be breaking the law if you do not behave in a responsible way.

We will notify you of any significant safety issues affecting the buildings’ structure. |
Familiarise yourself with the evacuation routes and inform your guests of these. |
We will notify you of any significant safety issues regarding fire safety if advised by the Fire Safety Team, Fire Service or Building Safety Regulator (BSR). |
Ensure all fire doors remain closed and do not tamper with any safety equipment. |
We will provide information on fire risk assessments, maintenance and monthly checks on essential firefighting equipment if requested. |

Cryfield 7 Monthly Checks
Checks on essential firefighting equipment are conducted by the Estates Department, any issues that cannot be rectified within required time frames will be reported to the Fire Service. Evidence of these checks can be obtained by making a request to the Estates Department.
