Claycroft
Claycroft 1, 2, and 3 are among the largest accommodation residences at the University of Warwick, comprising 679 units of 8-person flats across 17,000m².
Built between 1994 and 1997, they are nearly 30 years old and have not undergone any major refurbishment works during their lifetime, aside from minor redecoration and some kitchen improvements. The infrastructure has exceeded its design life, and the accommodation now requires significant refurbishment.
A budget of £30 million has been allocated to the project, with the design having recently completed RIBA Stage 2. Several design challenges have been identified, and approval from the Accommodation Capital Programme Board has been granted to proceed to RIBA Stage 3 to further develop the design and mitigate risks.
The refurbishment will focus on compliance upgrades, including new roofs, fire stopping, and the replacement of fire doors across all three blocks. Modernising the bathroom spaces is also planned, subject to budget. A full planning application will be required to support the new roof, and bat emergence surveys have already been conducted for Claycroft 1, with surveys for Blocks 2 and 3 scheduled between May and August 2025.
The proposed access to the site for construction purposes is via Lynchgate Road, to minimise traffic on Academic Loop Road. Deliveries will utilise the cycle path to the east of Claycroft 1, while pedestrians and cyclists will be redirected to Academic Loop Road.

The project will be divided into three phases, spanning a 14-month construction programme from July 2024 to September 2026. Key objectives include:
