Social Sciences Refurbishment

Social Sciences Refurbishment

This major refurbishment represents a £20 million investment as part of the Social Sciences Connect programme. The works will take place within a live environment and are carefully phased to minimise disruption. The project’s main goal is to extend the lifespan of this 1970s/80s building while enhancing its overall performance, creating a comfortable and effective environment for teaching, learning, and working for years to come.

To inform the project scope, a series of surveys were undertaken to identify where investment would have the greatest impact. These included:

      - Condition surveys of the building’s internal and external fabric to highlight key maintenance priorities.
      - Mechanical and electrical system reviews to identify opportunities for efficiency and sustainability improvements.
      - Intrusive roof surveys to assess structure, pinpoint heat loss, and guide targeted interventions.

Phase 1, beginning in 2026, will focus on strengthening the building’s fabric and resolving long-standing maintenance issues. This will include extensive roof repairs to ensure a watertight, durable structure, and the replacement of windows with high-performance glazing to improve thermal efficiency and occupant comfort. The works will also introduce measures to simplify ongoing maintenance for the years ahead.

Phase 2, planned for 2027, will deliver internal upgrades, including the renewal of key mechanical and electrical systems. Improvements will cover heating, lighting, and electrical wiring across multiple blocks, alongside refurbishment of toilet facilities. Together, these enhancements will boost building performance, comfort, and usability, supporting a better teaching, learning, and working environment. All works are going to be programmed to take place over a manageable period to minimise disruption and ensure continuity of building use.

Some of the key considerations include:

        Working in a Live Environment

The refurbishment will be carried out while the building remains fully operational, with careful planning to:

        - Maintain safe and convenient access for staff, students, and visitors.
        - Minimise any disruption to teaching, research, and daily activities.
        - Coordinate construction programmes around lectures, events, and peak occupancy periods.

        Collaborative Stakeholder Engagement

We are working closely with building users and partners to ensure:

        - Clear communication with staff and students about planned works.
        - Smooth coordination with contractors and department representatives to maintain efficient progress.

        Phased Refurbishment Approach

Delivering the refurbishment in carefully planned phases (2026: building fabric improvements; 2027: internal upgrades) enables us to:

        - Ensure each phase is aligned and transitions smoothly into the next.
        - Maintain essential building services throughout the project.
        - Progress work across multiple areas while minimising impact on building users.

        Responsible Budget Management

The refurbishment represents a £20 million investment, and careful planning ensures that funds are used effectively.

        This approach allows us to:

        - Prioritise work that delivers the greatest long-term impact for the building and its users.
        - Ensure that every element of the project enhances performance, comfort, and sustainability.
        - Maintain financial oversight while maximising value from the investment.
