Whitefields Residence Demolition
Whitefields Residence, built in 1973, is one of the University’s oldest student housing assets, consisting of 195 bedrooms across 17 two-storey blocks. While it provided shared bathroom facilities, the accommodation had become outdated in both design and overall condition. Over time, the buildings no longer met modern standards for student living, particularly in terms of layout and amenities. The physical condition of the buildings deteriorated significantly, especially in relation to electrical and mechanical systems.
After evaluating refurbishment options, the University concluded that the costs would be excessive and would not resolve fundamental design limitations. Combined with growing competition from modern private student accommodation, the buildings were no longer fit for purpose. Demolition was therefore considered the most appropriate solution, enabling possible redevelopment of the site in the future to modern, sustainable housing that better meets student needs.
A contractor is now being sought to work with the University to demolish the building over the summer of 2026 and return the site to green amenity space in the short-mid term.

Challenges
The buildings are connected to and sit on the University’s water ring main requiring careful planning to minimise disruption to adjacent buildings and businesses
Ecological constraints – desire to protect and retain all trees on the site and undertake bat mitigation measures.
